Home Inspection Checklist for Buyers

Use this checklist to prepare for your home inspection and know what to expect:

Before the Inspection

  • Schedule the inspection promptly within your contingency period

  • Confirm the inspector is licensed and experienced

  • Plan to attend the inspection in person

  • Prepare a list of questions or concerns about the property

Exterior Inspection

  • Roof: Check for missing shingles, leaks, or damage

  • Gutters and downspouts: Ensure proper drainage

  • Siding and paint: Look for cracks, rot, or damage

  • Foundation: Inspect for cracks or shifting

  • Windows and doors: Test for proper opening/closing and seals

  • Drainage: Check for standing water or grading issues

Interior Inspection

  • Electrical system: Test outlets, switches, and breakers

  • Plumbing: Look for leaks, water pressure, and drainage issues

  • Heating and cooling systems: Test operation and maintenance

  • Walls, ceilings, and floors: Check for cracks, stains, or damage

  • Appliances: Verify functionality (if included in sale)

  • Insulation and ventilation: Assess attic and crawlspace conditions

  • Mold, pests, or odors: Note any signs or concerns

After the Inspection

  • Review the inspector’s detailed report carefully

  • Prioritize repairs or issues by severity

  • Discuss findings with your real estate agent

  • Negotiate repairs, credits, or price adjustments if needed

  • Use the report as a maintenance guide for your new home
